Long-Standing Main Street Building in Heart of City's Downtown Set to be Auctioned off on Wednesday

Main Street very well could have a new look soon and it could have a new business or two as well. At the very least, it is likely Main Street will have a new property owner by mid-December.
 
On Wednesday, Dec. 13 at noon, Joe R. Pyle Complete Auction & Realty Service will hold a real estate auction looking to sell a structure that is practically in the heart of downtown Bridgeport. According to Jordan Kiger, an auctioneer and real estate salesperson with the company, the building that for years housed the medical practice of Dr. Susan Miller will be on the auction block.
 
“We’re excited about this auction for many reasons,” said Kiger. “It’s a good property that has a great location and also has the benefit of parking. We’re always excited about having an auction where the possible end result could be new business opportunities to a community.”
 
Pyle himself will handle the auction. Kiger said Pyle has been selling and doing auctions in Bridgeport for more than 33 years.
 
“He’s definitely familiar with Bridgeport. We’re also familiar with the location,” said Kiger.
 
The building is situated at 140 West Main Street. It is on the same side of the road and just past the Bridgeport Dairy Queen and directly beside the building that houses Senior Audiology as well Lizards and Lollipops Consignment, which is at 132 West Main Street.
 
Pyle’s familiarity with the area is due to the fact that the upcoming auction comes almost a year to the day that his company successfully auctioned off the building that is home to Senior Audiology and Lizards and Lollipops. That building sold for $145,000. Hawk Rajjoub, who was representing a local LLC and was not the actual buyer, was the winning bidder at the Dec. 14, 2016 auction. Whether that LLC gets involved will be known next month.
 
What is known is that the building being sold is approximately 3,050 square feet. Kiger said the building has updated electric service and a partially newer roof. It also has two store fronts, one of which housed Miller’s practice and the other that housed The Hobby Stop for many years.
 
As for parking, the advertisement states there are eight parking spaces available. It adds that there is “potential for more” at the location.
 
“I would say the property is in good condition,” said Kiger. “It will be sold as is.
 
“Obviously, the Main Street factor is the big factor as far as what makes it attractive. Some big commercial properties simply don’t have that frontage and the (Route 50) traffic, which makes this appealing,” Kiger continued. “If you drive down Main Street, it’s practically in the middle of the downtown.”
 
Kiger said he anticipates strong interest in the property for the reasons mentioned above. In fact, he said they’ve already received inquiries and wouldn’t be surprised if there were phone bidders. The building that sold in 2016 right next door had phone bidders involved. Kiger added there could also be on-line bidders.
 
“We’re always excited to see what a new owner is going to do,” said Kiger. “The outcome is also aimed at a positive result for the buyer, the seller and the community and we do everything we can to make that happen in every auction.”
 
Registration Wednesday will begin at 11 a.m. The auction starts at noon and a successful auction is subject to owner confirmation, said Kiger.
 
“That means the seller has a number in mind to achieve for the property,” said Kiger. “Once we pass the reserve bid number, it then goes to the highest bidder.”
 
According to the advertisement for the property, Miller’s portion of the building has five offices, a receptionist area, waiting room areas, three half baths, a kitchenette and a storage room. The area that primarily housed The Hobby Stop consists of large open retail space, an office and a half bath.
