Promised Project at White Oaks Development Begins as Earth Being Moved as Part of $1.4 Million Effort

A project the developers of White Oaks promised was coming has begun as earth can be seen being moved along Jerry Dove Drive and it comes with a total price tag of nearly $1.4 million.
 
What plans have labeled as White Oaks Retail Village Building 2 recently had a building permit filed on it. The permit to build the new structure was issued on Sept. 26. That came a little more than a week after a grading permit was issues on Sept. 18, according to Bridgeport Community Development Director Randy Spellman.
 
The building permit is for $884,320 and is for the building mentioned above. The grading permit is for $508,275.
 
“The grading includes grading and utility extensions and there’s a little bit of a cutout to the property that’s being reestablished to allow for proper runoff,” said Spellman. “I also think they’re doing prep work that will eventually have things ready for Clear Mountain Bank.”
 
Clear Mountain Bank announced in June its plans to locate at White Oaks. The 100-plus year old financial institution will be opening its 13th location.
 
As for the retail building that will be located on Sweet Brier Lane, Lee Reger Builds out of Shinnston is handling the work that many have inquired about at the sprawling development just off of Interstate 79. The new retail building will be a one-story structure covering 8,749 square feet.
 
The initial retail building recently filled up all of its spaces. The last two spaces were taken by Rominger Dental. That building, whose first tenant was McFly Outdoors, is a little more than 10,000 square feet.
 
“The new building could have up to five suites. That could be less if one business opts to take multiple spaces,” Spellman said.
 
Before the building takes place, the grading work has to be completed. Cove Run Contracting out of Morgantown is handling that work. As for the timetable to complete the grading and begin construction was unknown. Ron Stanley, the managing member of High Tech Corridor Development that manages White Oaks, could not be reached for comment.
 
“When this is done, it’s going to be another nice addition and it’s just more good news White Oaks. Now, they’re establishing themselves with services through retail development,” said Spellman. “The original layout and tenants, most of whom are still there, were for professional office.
 
“These businesses are amenities that serves the existing businesses and more,” Spellman continued. “These businesses not only helpful to those working in and around White Oaks, but for local residents and travelers along Interstate 79. This is allowing them to go full circle with a development that is continually finding success.”
