Millions of Dollars in Ongoing Construction in City Limits Shifts from a Commercial to Residential Flavor

There’s another big round of construction projects taking place in Bridgeport. Cranes are out, wood is going up and even swimming pools are going in.
 
But unlike in many years past, the bulk of construction activity right now isn’t on the business side of things. Instead, residential construction is booming right now in the city. At Monday’s Bridgeport Development Authority meeting, Community Development Director Randy Spellman briefed the members on two projects that are seeing massive work, and another that’s just starting.
 
The biggest of the developments right now is Meadow Creek. The development situated along Meadowbrook Road – on the old Belcastro Farm property – looks like a small city.
 
“They’re probably up to 19 structures and over close to 80 units under construction. They have a phase that should open up in the next 30 to 45 days on the rental side,” said Spellman. “You can see where they’ve done paving and they’re wanting to get a few more started. They’d like to get 16 to 18 more units started before winter sets in.”
 
The development is a mix of different uses. There are 12- and 14-unit apartment buildings, six-unit apartment buildings as part of what the developer is calling “the nest,” according to Spellman. They also have three-bedroom townhomes and they will also have townhomes for sale as opposed to rent or lease.
 
“If you go into the development and look to the right, those are items that are to be for sale and if you look to the left those are items that are rentals,” said Spellman.
 
Spellman said the multi-million dollar development, according to the developer AB Contracting out of Point Pleasant, has plenty of interest. He added that construction of what is in the range of $10 million in residential units at the development is being slightly slowed due to the inability to find framing contractors. Also, Spellman said the development will have a community center (tennis courts, basketball court, trails) and pool, but that it will likely be ready “next spring.”
 
While tenants have yet to arrive at Meadow Creek, some units are being occupied at Lodgeville Estates. The first building, which is an eight-unit facility, already has some of their spots filled. Already, four buildings are at or near completion stage with a fifth building going up. Spellman also said work on a pool house with a development swimming pool.
 
“They’re phase I will end up with five buildings and the pool house and phase II will be an additional five buildings,” said Spellman. “At the end of phase I there were will be 48 units on the market.”
 
The plan calls for a total of 96 units once both phase are completed. The project can be easily seen from Interstate 79 on the property situated above Jenkins Subaru-Hyundai on Lodgeville Road.
 
“These are new housing mixes for the most part. We’ve predominantly been single family,” said Spellman. “It seems like they’re interest in these units.”
 
The development that was initially thought of as the second phase of Crystal Ridge, but now being called Bridgeport Heights, is also seeing action. The development is on property in the area of Crystal Ridge and Heritage Farms.
 
“That will give us some single family product,” said Spellman. “From what I’ve been told two of their spec homes are already under contract.”
